Real projects. Practical changes.

Sometimes the savings
are already in the plans.

Over the past two years, we’ve helped homeowners uncover opportunities that weren’t obvious until a builder looked closely.

Schaffer’s Mill · Plan & engineering review
$60,000–$80,000

Saved by simplifying materials.

We spotted special-order lumber and unconventional hardware, then worked directly with the project’s engineer on standard alternatives. The engineer revised his own plans after a few hours of consultation.

Schaffer’s Mill · Design + build
$2M budget met

Same floor plan. A more efficient build.

A homeowner came to us with several bids of $2.5M–$3M and a $2M budget. We reworked the design, kept the floor plan, made improvements she preferred, and built the home within her budget.

Project examples provided by Robert Wise Construction. Results reflect those specific projects and are not estimates for your home. Some plans have significant opportunities; others may have none. A review is needed to assess yours.

What we look for

A good plan should
also be a buildable plan.

Details that work on paper can be costly on site. We bring the perspective of a builder who knows Truckee construction, local suppliers, and how the pieces actually come together.

01 / Materials you can actually source

Look for special-order lumber and hardware that could be replaced with readily available alternatives, subject to engineer approval.

02 / Structural details worth reviewing

Discuss foundations, framing, and connections with your engineer to identify opportunities while meeting applicable code and project requirements.

03 / Design that works with your budget

Explore changes that simplify construction while protecting the spaces and features that matter most to you.

A straightforward next step

Let’s see what’s possible.

03 — DECIDE

Choose your next move.

If opportunities exist, we can discuss coordination with your engineer or a more efficient redesign.

“I could not have asked for a better contractor! Robert Wise gave me a bid and a time frame and everything was right on!”

Before you reach out

A few good questions.

Will you definitely find savings?

No. Every plan is different, and some homes may have no meaningful opportunities. We need to review your plans before recommending changes or estimating potential savings.

Do I need to start over with a new house design?

Not necessarily. Some opportunities are in material choices or structural details. Others may require design changes. We’ll discuss the options in relation to your budget and priorities.

Who approves structural changes?

Your project’s engineer evaluates and approves structural revisions and updates the plans. Any recommendations must meet applicable code, snow-load, and permitting requirements.

What does a review cost?

Contact Robert to discuss your project. The review scope and fee will be discussed before detailed consultation begins.

What should I have ready?

Your current plans, project location, target budget, and any construction bids are a helpful starting point. Reach out first, and we’ll discuss which documents are needed.
